This is a two bedroom and duplex apartment on the second floor situated on east side. It has a kitchen, bathroom, spacious living room with balcony which provides you a lovely view on marina in Vlaška bay, parts of Milna and hills that surround it and above them you can see sunrise.
Experience the best of island life in Milna Harbour - relax in the sun, enjoy the lovely view of nearby islands and watch the sailboats, yachts and island boats pass by. Scuba diving is available in the village as well as daily sails, sunset sails, rafting trips, parasailing, hiking, cycling, and other water and land activities on the island. The island is safer and more silent than the coastline with its (***) those who really want to relax, this is a (***) Harbour comes alive in the spring and summer with yachts from all over the world. Local olive oil, wine and port tastings are a must in the village. Visit the local vegetable and fruit market, bakery and wine cellar and buy your fresh fish directly off the fishing boats in the morning. Open air cafes line the harbour and the local restaurants serve Dalmatian specialities including Brac lamb, local grilled fish and peka made in traditional stone ovens inside bell like casseroles.
Milna Harbour is the bay of a thousand ships - safe harbour to ships large and small for over 400 years. One of the original coastal villages on Brac, Milna has always been a centre of culture and commerce.
Today yachts from around the world are drawn to Milna for its unspoiled village life, sheltered bays, spectacular boating and exclusive island lifestyle.
On Brač you can count with an average of 134 days of clear sky and 2700 hours of sunshine. The long season and the local micro-climate is excellent for treatment of hay-fever and other pollen related allergies as well respiratory illnesses
On the island of Brač there is the highest peak of all Croatian islands, Vidova Gora (778 m), from this point you can see a famous beach Zlatni Rat and neighboring islands. The weather is warm throughout the whole year and the sea is comfortably warm for swimming from April to November. The sun is shining all the time apart from a few weeks every year. The distance from the shore, and the great mass of water ensures the Mediterranean (***) average temperature is above 50 F even in January.

The distance from the mainland and the great mass of surrounding water ensures the island enjoys a Mediterranean (***) is a catamaran service direct to the mainland a few times a week.
This apartment is situated in a lovely enclave near the olive groves and sea and beside the promenade to the village. In summer there are daily flights from London and many other major European cities, to Split, with frequent ferry connections between island and mainland.
From Milna to Split there is a catamaran four times a week. It leaves at 10 in the morning and comes back at 16:30 from Split. Split is the largest and the most important town in (***) was developed around the huge palace which was built by the Roman Emperor Diocletian in the 4th century. Diocletian’s Palace, the Cathedral built on the remains of an ancient shrine, Jupiter's temple and the swirl of the open market located just next to the harbour, in the very heart of the old part of Split.

BEHAVIOR
The party leader is responsible for the correct and decent behavior of the party. Should party leader or a member of the party not behave in such a manner, the property owner or their local representative/ or agent may use their absolute discretion and ask party leader and the party to vacate the property without refund.

BOOKING INFORMATION
Responsible guest is an adult and will be an occupant of the property during the entire reserved period. Other occupants will be family members, friends or other responsible adults.
Guests must notify the manager 30 days in advance of arrival of any changes in your group so that the property owners can reasonably prepare for your arrival.
Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.
Croatia is very strict regarding registration of guests with the tourist board. Only those people listed may use the property without prior written consent. If unauthorized people are found residing on the property, and/or if the maximum capacity is exceeded, the owner may revoke the booking with no compensation.

SECURITY DEPOSIT
A €130 security must be paid in cash upon check-in if not previously arranged. The security deposit will be fully refunded provided the property is determined to be in the same condition upon leaving as prior to your occupancy.

Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the lease and forfeiture of the Guest's entire security deposit.

We ask guests to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be cleaned and sanitized. If additional cleaning is required, appropriate charges will be from your security deposit at the rate of €20 per hour. Garbage to be left in bins provided nearby.

Guests are responsible for any damage or loss to the property, beyond normal wear and tear.

TOURIST TAX
The Croatian Tourist Board exacts a tax of 7 kuna (ca. 1€) per night per guest, which is paid by the guest on booking,. Due to new fiscal laws in Croatia we are not allowed to receive cash, therefore, If you have not paid your local Tourist Tax in your final payment you will be required to go directly to the Tourist Office and register. Please bring this registration and this signed contract with you for check in The Manager will register those who have paid in advance, at the Tourist Board for guests on check in.
RENTAL TERMS AND CONDITIONS
All payments are non-refundable if guest cancels booking with the following exceptions.
Cancellation by Guest
Should you need to cancel your stay once it has been confirmed, the party leader must immediately advise us in writing. Your notice of cancellation will only be effective when we receive it in writing at our offices. As we incur costs from the time we confirm your booking and may be unable to re-sell your period of stay, the following cancellation charges will be payable. Where the cancellation charge is shown as a percentage, this is calculated on the basis of the total cost of the booking excluding amendment charges. Amendment charges are not refundable in the event of cancellation.
CHANGES BY GUEST
Should you wish to make any changes to your confirmed booking, you must notify us by email as soon as possible. Whilst we will endeavour to assist, we cannot guarantee we will be able to meet any such requests. Where we can, an amendment fee may be payable together with any costs incurred by Croatian Property Management .

Transfers made from one booking period to another available time period in this Property are allowed without forfeiture of deposits or payments, subject to Owner approval.

CHECK IN
Check in time is 4:00 PM. IF YOU WOULD LIKE EARLY OR LATER CHECK IN TIMES, PLEASE ASK US IN ADVANCE. We will try to accommodate early check in once the property is cleaned and ready for occupancy .

You will be met at property by the owners or their representative. Keys will not be issued with a balance owing or without a signed rental agreement.

CHECK OUT
Check out time is 10:00 AM. We will try to provide late check out when the arriving guest schedule permits. There may be an extra charge for late check out and prior approval is required.
In the event you do not request late check out and do not leave the property by 10am, a €50 per hour fee will be charged for each hour (or portion thereof) past the required check out time. A 150 euro per item fee will be charged for each lost key and remote control not returned.

CLEANING AND MAINTENANCE
We provide linen and towel change once per week on bookings over 7 days.
Gardening is provided once per week or as needed, usually mid-week on properties with gardens
From time-to-time property managers will check the property, electricity , water supply, and other systems. We try to provide normal maintenance with as little interruption as possible to guests.


LIABILITY
Property owner Teneritas d.o.o, nor Croatian Property Management do not assume any liability for loss, damage or injury to persons or their personal property. Nor will we accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. Please look through the booking conditions on our website www.CroatianPropertyManagement.com, to familiarise yourself with the owners and CPM policies

In the unlikely event that it is necessary to make a significant alteration to or cancel the holiday accommodation specified in the confirmation, we will inform you as soon as possible and, if requested, we will try to arrange alternative holiday accommodation of a similar type and standard and in a similar location .

If the alternative holiday accommodation is not acceptable, we ( Teneritas d.o.o. ) will refund in all monies paid less bank fees and shall be under no other liability. In the event of such discharge, our liability shall be limited to the return of the sums paid to us in respect of the (unused) portion of the holiday calculated on a pro rata daily basis.

We cannot be held responsible for breakdown of mechanical
equipment such as pumps, boilers, swimming pool filtration systems etc. nor for failure of utilities such as water, gas and electricity. In the event of such disruptions the Property owner or their representative will make all reasonable efforts to correct the problem as swiftly as possible.

Property Owner, is not responsible for access roads, construction, noise or disturbances originating beyond the boundaries of the holiday accommodation or which is beyond their control. The Manager will make all endeavours to assist under such circumstances and to intervene where necessary and if possible to resolve these issues where reasonable. No guarantee s can be given to rectify

The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges the poprety owner and their representative from any and all claims, demands and causes of action by reason of any injury of whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold the Property owner or his representative free and harmless of any claim or suit arising there from.

INFORMATION
Although we make every effort to ensure that the description of the property is accurate, we cannot accept responsibility for errors contained therein or the result thereof. Minor differences between the photograph/illustration/text used and the actual property may arise.

Property Owners reserve the right to make modifications to the property specification that are considered necessary in the light of operating requirements. In the interests of continued improvement, Property Owners reserve the right to alter furniture, fittings, amenities, facilities or any activities, either advertised or previously available, without prior notice.

ADDITIONAL PROPERTY INFORMATION
On Brac we try to respect the environment. We ask you to respect the nature of the place and to remove your rubbish to the nearest municipal bins as often as necessary
We ask you to respect the nature and beauty of our island and to preserve the environment. We ask guests to be environmentally conscientious during their stay.

Property owner, through their Manager will provide all keys, house orientation and special instructions when you arrive at the property. Please contact us prior to travel to Croatia if you have questions, need special assistance, or require additional directions. Car hire , baby cot etc.,

This agreement must be signed prior to arrival and faxed or emailed to bookings@croatianpropertymanagement.com. You must bring the original copy with you along with your voucher. Keys will not be issued if full paymnet has not been received

Late arrivals may be charged a late arrival fee. Late arrivals are those arriving after 21.00 to Brac. This is an island and sometimes I t can be difficult to supply a manager for late hours in remoter areas. Should you believe this may occur as a result of flight delays, please discuss with the Manager in advance so additional facility can be provided, Or the owner informed as he may cover the cost if such eventualities are out of the guests control

If you would like assistance for transfer from another location, such as the Split Airport or Supetar Ferry Port, please contact the office by email at least 30 days in advance.
We can arrange boat transfers from Split airport to a number of properties, only by prior arrangement.
Any special offers purchased or included with your booking will be stated on your attached voucher and verified by this contract on receipt of the signed confirmation and arrival of funds to the property Owner or Licence holders bank account

SIGNATURE
I understand my responsibility as occupant and accept financial burden for any damages for the property or its surrounding property, caused by myself or by any members of my party.
I understand that it is strictly forbidden, to sub-rent the property to any third party. Sub-renting will terminate this rental agreement immediately without any right to receive back any or all of my payments.
